By law, an Owners’ Corporation comes into existence upon registration of the Strata Plan. All owners of a lot in the Strata Plan make up the Owners’ Corporation.

Each owner owns a share of the common property; such share is determined by the number of unit entitlements. The Owners’ Corporation, through the Executive Committee, is responsible for the running and maintenance of the building.

The Strata Titles Act allows each apartment owner to be a member of the Executive Committee.

The Executive Committee liaises with the Building Manager and Strata Management Company

Executive Committee

An Executive Committee is elected at each Annual General Meeting of the Owner’s Corporation to supervise the affairs of the Strata Plan for the next 12 months. It meets approximately six times per year and works closely with the Building Manager and the Strata Manager. The Executive Committee makes decisions and gives directions to the Building Manager and the Strata Manager. Following each Annual General Meeting, the Executive Committee at its first meeting elects a chairperson, secretary, and treasurer.

It is also responsible for appointing the Strata Manger, the Building Manager, the Concierge services and it determines the duration of their appointments. The Executive Committee approves all contracts, controls expenditure, and submits to the Annual General Meeting the financial results for the year ended and the administration and sinking fund budget for the following year.

At the last Annual General Meeting held on 27/10/2005, the following owners were elected to the Executive Committee. Ross Barratt was elected Chairperson and Norm Stott is the Acting Treasurer.
