Common property is all the areas of the land and building not included in any lot. The boundaries of each lot are generally formed by: · The upper surface of the floor · The under surface of the ceiling · All external or boundary walls (including doors and windows) Generally, the Owners’ Corporation must look after the common property and all repairs. This includes replacing and renewing common property when needed. Examples of common property include: ceramic titles or boundary walls and parquetry originally attached to the floor; pipes and wiring which are in the common property or which service more than one lot; windows and doors on boundaries of the lot. A proprietor or occupier of a lot will be liable to compensate the Body Corporate in respect of any damage to the common property or personal property vested in the body corporate caused by that proprietor or occupier or any lessee, licensee or invitee of that proprietor or occupier.
